2400 sqft of comfortable living for up to 12 on the 2nd and 3rd floor of the home.

Your stay puts you right in the middle of everything going on in downtown Wilmington. You will be staying a block and a half from the new Wilson performing arts center, one block from the Brooklyn Arts center, 4 blocks from the north end of the Brooklyn arts District, 3 blocks from the cotton exchange, and 5 blocks from the Market and Water Street intersection. Wrightsville beach is a short 20 min uber or lyft ride, along with Carolina Beach being a 30 min drive. The home is close to eateries, dining, and all the downtown nightlife.

HA rules do not allow for the property to be rented to guests under 26 years of age or guests under 26 that are not family members.

The home is a historic property that was divided into an upstairs and downstairs apt's. The apt's have separate entrances and only share the front porch and backyard (less patio) as common areas. Parking is located in the backyard at the rear of the property, this unit gets 2 spaces two deep one car in front of the other. This leaves two spots deep for the downstairs unit. The property is monitored with a security system. The home next door is being completely modernized. Construction noise maybe present during working hours, as a note the bedrooms are on the opposite side of the home, if traveling with younger guests. If bringing family family pets I must be notified and the animals must be approved prior to arrival. No pets over 50lbs

Rules
-Quiet hours 10pm-7am, no congregating on the porch after 10pm. The downstairs bedroom is adjacent to the porch. Zero tolerance for disturbing the tenants in the other unit. Guests will be responsible for reimbursement which will equal this units nightly amount. ***Please note if you are looking for a place to throw a event please look for another listing. If identified as violating this policy you will be removed from the property immediately along with surrendering the security deposit. You will also be responsible for covering the nightly reservation costs of the other guests. ***
- no pets on the furnishings, pets must have their feet wiped before going upstairs
- pet cleaning costs will be based on the companies assessment and charge if excessive cleaning is required.
- Please remove shoes to help preserve the wood floors and furnishings and also for the consideration of the downstairs guests.
- do not move around the furnishings and furnishings to avoid damaging the furnishings or unit, damage to items or unit will be deducted from security deposit.
- make-up remover wipes are supplied any linens stained by makeup or negligence will be deducted from the security deposit.
-Smoking, burning, bbq with a grille or anything like within the home or under the covered porches or balcony will be assessed a $300 fee.

* smoking in the home immediately forfeits the security deposit.

* * exceeding the max. capacity of 12 in the home will lead to surrendering of the security deposit. plus $300 per additional guest. Supersedes Vacation Rental By Owner terms and conditions.

*** Any animal feces left in the units is cause for surrender of the security deposit, this supersedes any Vacation Rental By Owner policy.

By agreeing to the home rules you authorize Vacation Rental By Owner to surrender your full security deposit for any of the *’d items. Likewise any damage, lost or stolen items will be charged the replacement cost including shipping, costs, taxes and labor and authorize Airbnb to deduct the full cost from the security deposit. Also the security deposit is for all physical and monetary damages due to the guests. The home rules supersede any and all Vacation Rental By Owner policies.
